L’Orangerie is set in a spectacular location and provides lots of space for large groups seeking a get-together in an impressive house. It comprises two houses, and two gardens (plus a little bit of woodland), providing a fantastic opportunity to rent out to potential guests.
The large gite comprises 7 spacious bedrooms, 6 shower-rooms and a bathroom (6 of which are en-suite), plus a separate wc. The proportions of the rooms (80 sq m sitting room), large kitchen and separate dining room has attracted guests from all over the world, wishing to spend time together, or celebrate a special occasion. It is rare to find a gite property that will accommodate large groups, all in one location. Although currently used as a gite, this would also make a great family house, with perhaps a separate granny-annexe or teenager-annexe, and why not rent out the separate 3 bedroom (2 bathroom) cottage which is included in the sale (currently used by the owners), as a gite. It has so much flexible potential to suit different lifestyles and requirements. The main property would also lend itself to being a 5 bedroom B&B business, with 2 bedroom private owner's rooms downstairs, and the potential to rent out the separate 3 bedroom gite.
There are two gardens:
The one by the houses is a walled garden, with a magnificent entry gate and ancient stone archway. The grass by the house is in raised beds, and there is a gravelled circuit around which it is possible to drive. Parking is possible for up to a dozen vehicles. One the outside of the walled garden, there is more grass verges with plenty of parking possibilities (we choose to park here so we do not see our car and motorhome from the house - spoiling the views). There is a separate field, in which we have two large football goals for ball games. This field is flanked by a lovely selection of very old trees - oaks, sycamore, accacia - some must be hundreds of years old.
The property looks out over a magnificent forestry hillside, and is situated next to the Chateau de la Foret Auvray, with its 7th century walls. The area is perfect for relaxing, rambling up to the local village, or taking a short drive to the historic towns of Falaise and pretty riverside Pont d'Ouilly.
Rental income for the main Gite in the summer school holidays is currently £1750+ per week, for a group of 14. Out of the school holiday periods, a price of £1295 per week is more usual. I use my discretion as to whether I charge more for a larger group. Rental prices include the provision of linen, towels, utilities costs, and a good starter stock of household provisions. It does not include food or drink. I have had wedding receptions, christening parties, large birthday parties (with double hog roasts). It is a perfect venue for many group profiles and occasions. I host groups of ramblers, cyclists, car clubs, fishermen and families from all over the world. For 2020, the property has £12429 of confirmed bookings, which the current owners will do their best to transfer to the new owners. We see no reason why the guests would not wish to transfer.
The main gite has everything needed to start earning income immediately. All the furniture, white goods, decorative items, lighting, linen, cutlery and crockery, rugs, pictures, games can all be part of the selling negotiations. If it is being purchased as a large family home, we can arrange for the house to be completely emptied as required.
Your nearest neighbours would be the owners of the Chateau de la Foret Auvray, who are next door. Then, the next neighbours (about a kilometre away) are a thoroughbred horse stud. Normandy is well known for its stud farms, and the Aga Khan has purchased a local village to house his breeding mares.
About 15 years ago, we left hectic jobs which involved us working long hours, often abroad, and decided to take early semi-retirement. L'Orangerie has provided us with an excellent lifestyle - we only let during the Summer months now, which gives us plenty of time to travel, but we now have more commitments in the UK, so we have (very reluctantly) concluded that it is the right time for us to consider selling up. We will not be leaving the region completely, as we are keeping a small holiday cottage about 5 miles from the property - we could not bear to move away from the lovely Suisse Normand entirely, so we will be available to any buyer, if wanted, to help get you underway with your new venture - especially if your French is not quite up-to-speed yet for running a business. Things to do & Places to visit:
Arromanches les Bains - The Mulberry Harbours
If you only visit one museum and see one site relating to the Normandy D-day landings, then this is the one we recommend. Hugely atmospheric, you can touch the history on the beaches, and learn about it in the small museum - all housed in a pretty little seaside town with a lovely sandy bay and great coastline walks. Just 15 minutes down the road from Bayeux.
Bayeux Tapestry and Cathedral
This world heritage site is really a must to visit if you are staying. Housing the original tapestry and lots of interesting information, it makes a great visit to combine maybe with the cathedral, the pretty town, and the World War II museums and cemetaries.
Caen Memorial Museum
Allocate a whole day to this museum - take a lunch or eat there. It is advertised as a peace museum as they have tried to understand the dynamic of what brought about the World War conflicts. It has ever changing displays, and never fails to leave an impression.
Chateaux de Vendeuvre and Pontecoulant
There are many chateau visiting opportunities. Vendeuvre is home to the national 'miniature museum' in its Orangerie - a fascinating visit, and also has a hugely impressive elaborate and ornate 'animal bed' collection - including one of Marie Antoinette's. We have information on many more interesting Chateaux to visit in the region.
Falaise Castle - Birthplace of William the Conqueror
Falaise town has the superbly restored chateau where William the Conqueror was born. It also has 3 impressive churches, an art gallery, theatre, and also the National Automata Museum, full of clockwork exhibitions. The shops and restaurants are always welcoming.
Grande Randonnee
L'Orangerie is in the middle of the Suisse Normande. We can recommend hundreds of local walks, for varying levels of fitness (even wheelchair friendly ones). Wildlife and scenery is spectacular.
Honfleur
This pretty fishing village has some of the very best seafood restaurants around. It is about an hour drive away, but goes through the prettiest of scenery - stop off en-route and see the Lisieux cathedral - go down the coastline to Deauville and Trouville with the wonderful coastal houses - so reminiscent of the Victorian seaside days, and the marvellous Norman authors who frequented the shores (Maupassant, Flaubert, Zola).
Museum of Mont Ormel and Camembert Museum
Start the day with a visit to Mont Ormel - otherwise known as The Falaise Gap. It is a significant D-day trip, as it signified a real turning point for the allied landings. Have lunch in the little local bar (we recommend it) and then move on to an afternoon visit to Camembert, where cheese lovers can have a Normandy Degustation and taste 4 very different versions of the ever popular Camembert.
Ouistream Rive Bella
It is not just a port for the ferry, it has wonderful beaches, nice restaurants, and lots for everyone to do. Stroll for miles along the promenade, or soak up the sun on the sandy beaches. I prefer to start with a brisk walk, then while away the afternoon with a leisurely lunch.
Pont d'Ouilly
Visit this pretty little river town. In summer, there are Sunday afternoon tea dances (Guinguettes) by the banks of the Orne, and evening free open air musical nights. The bars and restaurants are very welcoming and it is a pretty place to visit. It is the centre for the National Kayak water polo team, so usually something interesting to watch, and is the start of a popular kayak trail down the river to Clecy.
Roches d'Oetre
This is a famous geological site with spectacular views. Less than 2 kilometres from the house. There are 10 major signposted walking trails, a restaurant, gift shop. Roches d'Oetre is a site classe, noted for its spectacular beauty. Close by is a 10th century Norman Church (a world heritage site).
